A guesthouse may start with beautifully decorated rooms, but lasting a long time is a completely different challenge.
Reservations come in and then stop, reviews become unstable, you have to answer the same inquiries repeatedly, and when the off-season arrives, it becomes overwhelming. After experiencing these issues firsthand for nine years, I learned that running a guesthouse is not about intuition, but about having a system.
This e-book is a resource that organizes that system into 21 questions, allowing prospective founders and operators to check themselves right away.
Before we begin, I want to mention one thing. This book is an educational resource based on my own experiences running a guesthouse. All the cases and standards in the book come from real experience, but since every reader's location, facilities, and situation are different, I cannot promise that everyone will achieve the same results. Please note that this is not a resource that guarantees sales or profits, but rather one that helps with operational decisions.
Are you experiencing these problems?
Problems in the accommodation business rarely come one at a time.
- If a property is not getting reservations, it's not just a problem with the photos. Price, room composition, platform descriptions, reviews, and responses are all affected.
- If a property has bad reviews, it's not always just a cleaning issue. Expectations may not match reality, information may be lacking, or responses may be delayed.
- When inquiries pour in, the owner spends all their time on repetitive responses.
- If you expand based only on the peak season, it becomes hard to survive during the off-season.
That's why this book does not explain the accommodation business with a single tip. It breaks down the entire operational flow, from property evaluation to AI responses, into questions for you to check.
Author's Journey
I have operated a guesthouse in Hongdae since 2018.
I founded my first guesthouse, expanded to a second, and later experienced selling the business. Alongside the guesthouse, I also ran space rental businesses like party rooms and study rooms, learning how spaces sell and what standards are needed for longevity.
During the COVID-19 period, travel demand dropped sharply, but I avoided risk by signing a long-term contract to use the property as a company dormitory for about three years. During that time, the business ran without daily attention to photos, reviews, platforms, or responses. When the contract ended and I returned to regular accommodation operations, my short-term rental routines had become lax.
So I rebuilt my operational standards from scratch. I organized standards for photos, platform descriptions, responses, reviews, AI templates, and staff management. This book is not a showcase of success, but a record of what collapsed when things became lax and which standards I had to reestablish, based on my own experience.
Structure and Distinctiveness of This Book

- 21-question table of contents: Each chapter begins with a question that real operators ask themselves, rather than a 'how-to'.
- 'Immediate Action' section: Within the main text, it highlights one thing you can do today.
- Question-based action checklist: This appendix is to be filled out according to the 21 chapter numbers in the main text.
- Response and review templates, AI prompts: You can create actual sentences right away.
The tax and business registration appendix has been organized with the review of a tax accountant.
